Need help calculating Home Equity over time?

Here in Canada we still have no down payment home loans. Lets say I get $175,000 at 5 year fixed at 5.8%, 25 year. How much of the home would I actually own after the 5 years? And how did you calculate it?

Math works the same in Canada as in the US. There are dozens of Mortgage calculators all over the internet. Just google for mortgage calculators.

But the word equity means the amount of the property you own above the amount of the mortgage. So there is a second part of the calculation. You need to estimate what your house would be worth in five years. It may be worth less than it is now, or more, or the same. I doubt it will be the same- I am hoping that it will be more.

The goals of this organization are: to improve housing standards and conditions; to provide an adequate home financing system through insurance of mortgage loans; and to stabilize the mortgage market. During the Great Depression, the banking system failed, causing a drastic decrease in home loans and ownership. At this time, most home mortgages were short-term (three to five years), no amortization, balloon instruments at loan-to-value (LTV) ratios below fifty to sixty percent. The banking crisis of the 1930s forced all lenders to retrieve due mortgages. Refinancing was not available, and many borrowers, now unemployed, were unable to make mortgage payments. Consequently, many homes were foreclosed, causing the housing market to plummet. Banks collected the loan collateral (foreclosed homes) but the low property values resulted in a relative lack of assets. Because there was little faith in the backing of the U.S. government, few loans were issued and few new homes were purchased. In 1934 the federal banking system was restructured.
